House Rules

  1. Not to place any sign or notice that is visible from the exterior of the property, nor to leave any dangerous or offensive items in the flat or the communal areas; and not to use the flat for any illegal purposes.
  2. Not to make noise that is audible from outside of the flat and not to do anything that might unduly disturb other occupiers of the building, such as the use of washing machines, vacuum cleaners etc., particularly between the hours of 10pm and 8am.
  3. Not to do anything within the building that might adversely affect the building’s insurance policy, ensuring particularly that all dishwashers, washing machines and bathroom appliances are at all times properly plumbed in. (See list of recommended plumbers etc attached to main entrance notice board). Not to block the entrances, landings, corridors, stairways, passages or other common parts so as to impede evacuation in the event of fire; and not to place any items on the balconies; the only items permitted being non-combustible patio furniture.

  4. Not to leave any articles in the entrances, landings, corridors, stairways, passages or other common parts for more than a day without satisfactory written explanation.

  5. Not to use any devices which might cause electrical interference to other occupiers of the building.
  6. Not to dispose of any items within the drains of the property, in particular fat or sanitary towels, which might cause blockages.
  7. Not to hang any washing on the balconies or in any of the common parts, and, for reasons of safety, not to place any window box without the approval of BCR.
  8. Not to keep any dogs, cats or large reptiles in the property other than as visitors.
  9. Not to smoke in any of the common parts of the property including balconies, gardens and car park or to throw cigarette or cigar butts out of the windows or to leave butts
    anywhere on the property apart from inside the flats.
  10. Not to park cars at the rear of the property in such a way that access to any of the flats in the rear wings of the building is unduly impeded, and not to park any commercial vehicles at the rear of the property other than for delivery and collection etc.  Only one car per flat can be parked there.
  11. To secure all bicycles in the bicycle shed, at the back of the building, with good quality locks.
  12. Except for bathrooms, kitchens and ground floor flats, to ensure that all floors are carpeted, with good quality underlay, or extensively covered with thick rugs in order to reduce the disturbance to adjoining residents.
  13. Ensure that rubbish is disposed of in the bins at the rear of the property in such a way that the lids of the bins can be closed.  No items are to be left by the bins, or elsewhere, as they will not be collected.  Recyclable items (plastic, glass, metal, paper) must be put into separate recycling boxes and placed in front of Burlington Court on Wednesday mornings, before 8.00 am, for collection.  Cardboard boxes that are too big to put in these recycling boxes should be dismantled, folded, and then placed carefully in the rubbish bins.
  14. To maintain security of the building by ensuring that the rear and side access gates, the front and rear doors of the main building and the corridor doors are securely closed after use.
  15. Before each subletting of a flat the landlord is to inform the managing agent (Sworn & Co) of their correspondence address and all contact details, together with the names and direct contact details of the prospective new tenants, who must be made fully aware of the House Rules, which are part of the lessee’s contract.
  16. Flats must only be used as private residences, not for commercial use such as short-term renting. The letting of a flat for a term of less than six months is a breach of the terms of the lease and is not permitted.  Any breaches of this should be reported to the managing agents.

Burlington Court Residents (Chiswick) Ltd reserves the right to take legal action in the event of violation of the House Rules.
